These sites are disguised to look like lender sites, and don’t obviously alert the consumer to their intentions.  I know this firsthand, since I constantly receive marketing emails and phone calls soliciting my interest of Mortgage and Real Estate leads. I sympathize with my clients who have to navigate through the sea of advertising, Mailers, and landing pages in search of a fair an honest refinance or purchase mortgage.<span id="more-69"></span></p>

<p>I want to address this crucial aspect of Condo living. It’s very important and can save condo owners a lot of head aces in the future. The architectural design request is used when the owner wants to make any changes or improvements to the Interior “Walls In” of their condo. This is part of the CC&amp;R’s and every condo owner should be aware of this procedure. <span id="more-68"></span></p>
<p>For this article I won’t discuss the obvious inconveniences that can be placed on your neighbors such as noise and mess that occurs during construction. These inconveniences pale in comparison to the nightmare of a broken pipe, electrical or structural integrity degradation that can occur as a result of a “Do it yourself” project.</p>
<p>The reason for this procedure is important for many reasons. The most important reason is the protection of your neighbors and HOA from “Do it yourself” owners, and all of the fallout that can come from a “do it yourself” project in the confines of a Condominium complex.</p>
<ol>
<li><strong>Verification of liability insurance held by the owner</strong>. “Walls In” Insurance policy. If you have recently purchased or refinanced a condominium you would be required to carry this insurance. This insurance requires a minimum liability insurance amount to protect against flooding or other unfortunate mishaps that can occur as result of construction. If you are a cash buyer, chances are you aren’t aware or do not have this policy. I strongly recommend you carry this “walls in Policy” for your own protection.</li>
<li><strong>Verification of insurance and credentials from a licensed contractor.</strong> This step is very important and it’s not the time to grab a handyman from the penneysaver. Bottom line, if your construction crew is not licensed and properly insured, don’t use them, don’t even consider it. For example, the amount of damage that can be caused from blindly drilling into an existing common wall and resulting in piercing of a water line or drainage line is usually extensive, depending on when the problem is discovered. Flooding can be financially devastating and can affect everyone around and underneath your unit.</li>
<li><strong>Proper planning</strong> &#8211; Hoa to review your plans for your improvements. This is to make sure the construction plans will not conflict with the structural integrity of the structure or affect the overall value of the condominium complex in an adverse way.</li>
</ol>
<p>These items required by the HOA for approval of a home improvement project are common sense. There are many ways that an improvement project can affect your neighbors, and the structure. Even if you do everything right, as far meeting all the HOA requirements for architectural change approval, things can go wrong and do. If you are in a high-rise condo, implications of flooding due to construction in your unit can be huge and can affect many units down the line.</p>
<p>If something did go wrong and you did not follow the procedures then you can bet the HOA will go after you for the damages. They will anyway, but following these rules and procedures and protecting yourself with the proper insurance will leave you with peace of mind during the construction phase and long after that are protected.</p>
<p>When you do decide to sell your condo, proving to the buyer that the proper procedures were followed will reward you by fully realizing the benefit from your investment.</p>
<p><strong>A Realtors perspective</strong></p>
<p>I have been involved in many sales of High-rise condominium as well as under 5 stories complexes. As a buyer’s agent during the due diligence phase of the sale, I will want to know if any alterations to the unit has been performed. If they disclose that modifications have been done, then my next question will be, show us the architectural design approval and plans for the project. If this procedure has not been properly executed, it will raise a major red flag and potentially kill the sale. Hypothetically, if my Client Buyer purchases this property and, as a result of the construction from the previous owner causes problems, then it’s my client, the buyer, who could be held liable.</p>
<p>Check your CC&amp;R&#8217;s and ask questions before embarking on a condo improvement project.</p>
